The B.O.B.’s 900-square-foot Sky Patio was completed in August 2015 when its signature green wall was installed. The distinctive double-sided green wall surrounds guests with nature and provides fresh ingredients for the food they enjoy.

“Our living wall on the Sky Patio is a vivid symbol of our commitment to sustainability and support of the local environments where our restaurants are located,” says Alice Jasper, director of sustainability, the Gilmore Collection. “It greens up the exterior and interior of the rooftop patio, contributing to the beautification of downtown, making the patio more inviting from the street below and enhancing the dining experience of our guests.”

The two-sided green wall totals 608 square feet. Three exterior sections (48 inches in height) are attached to the outside of the fencing that surrounds the patio. Facing out to the street, these sections frame the Sky Patio on three sides with flowering annuals and perennials. There are five interior sections (45 1/2 inches in height), three on the inside of the perimeter fence, two on the back wall of the building. In addition to flowers, the interior sections include vegetables and herbs used in the kitchen.

“Local sourcing of ingredients is one of our main sustainable hospitality practices,” says Barbie Smith, the Gilmore Collection’s gardener. “With the green wall at the B.O.B., we grow ingredients right near the tables where our guests dine. You cannot get more local than that.”

“What chef wouldn’t want a garden with fresh herbs and produce right in their restaurant? A green wall makes it practical,” adds Mick Rickerd, chef at Bobarino’s. “We utilize the herbs in all our everyday dishes and the vegetables, like Swiss chard and rainbow carrots, in daily features. Our mixology team incorporates fresh basil, mint, lemongrass and thyme into special summer cocktails.”

Roof Report

The B.O.B. is the Gilmore Collection’s most ambitious project, and it exemplifies the company’s commitment to sustainability. The B.O.B. is an acronym for Big Old Building; the 70,000-square-foot, 4-story, red brick building was constructed in 1903 as a grocery warehouse. It stood vacant for decades before the Gilmore Collection saved it from demolition and began its transformation into a landmark hospitality destination in downtown Grand Rapids. The B.O.B. offers multiple venues, including bars, restaurants, comedy and nightclubs, as well as the rooftop Sky Patio, which is accessible through Bobarino’s restaurant on the second floor.

Because of the steep slope of this roof, the Columbia Roofing & Sheet Metal crew installed 60-mil Sureweld HS (High Slope) TPO. HS TPO contains more fire-retardant chemicals in the membrane to help decrease the spread of fire. In addition, 1/4-inch Securock Glass-Mat Roof Board was installed, which gave the building a Class A fire rating while helping protect against moisture and mold.

BMC Issaquah manufactures doors and high-end cabinetry. The industrial building features a 525-square barrel roof that was very wet and experienced dry rot. The crew replaced nearly 150 sheets of plywood throughout the project.

The main challenge during installation was safety because of the extreme slope. The barrel roof is nearly 60-feet tall from the bottom to the top of the barrel, making installation on the edges difficult because crewmembers had to hot-air weld rolled product on a nearly vertical surface. The HS TPO added another level of difficulty while welding along the edges.

The project was completed on May 1, 2015.

Fondly known in Colorado Springs as the Castle on the Hill, the Union Printers Home has a long history of caring for people. Built in 1892 by members of the International Typographical Union to offer specialized health care to their union members, the facility today serves the general public with a multitude of services, including assisted living, nursing care, rehabilitation and hospice.

In 2012, extreme hail damage made it essential to replace the roof on the structure, which is a State of Colorado Historical Site. Interstate Roofing removed more than 50-year-old asbestos tiles on the roof and recommended polymer roofing tiles that complement the existing architectural style. “Considering the age, condition and historical value of the structure, we needed a roofing product that could work with the building while ensuring longevity to the structure,” says Scott Riopelle, owner of Interstate Roofing in Colorado Springs.

Although Riopelle was confident in the selection of the roofing product, there were many challenges for this project. The 50-man crew first had to complete the safe removal of the existing asbestos-laden tiles.

“We had to erect scaffolding 5-stories high to access the roof,” Riopelle says. “Due to the 12:12 roof pitch and the multiple turrets on the structure, building containment areas and debris removal were extremely dangerous. During the entire process, we performed continuous air-quality testing to ensure the safety of the home’s residents, staff and our crew.”

The team worked through the winter months and experienced continuous rain, wind and snow. Riopelle explains: “This means we had abatement processes, plywood redecking, dry-in and loading crews, heavy-equipment contractors, installers and supply companies all working in extreme-weather conditions. For this project, logistics and coordination went minute-to-minute.”

The temporary removal of the large historic clock on the front of the Union Printers Home created the next challenge. Because of its age, there was concern for the clock’s condition. Staff at the home asked that the hands of the clock not be moved; they were permanently set at 8 o’clock to represent the union’s efforts in the past to encourage an eight-hour workday.

Reroofing the turrets on the project was easier because of the Turret Package from DaVinci Roofscapes. Interstate Roofing provided DaVinci with four dimensions (the distance from the peak to the turret to the edge of the drip cap, the turret pitch, the turret cap length and the coursing exposure). From that information, Turret Packages were created, including the starter tiles, numbered field bundles custom-engineered for each course and a turret map diagram to guide the team through installation.

The three-month project had a gratifying outcome for Riopelle and his team. “This was a once-in-a-lifetime project,” Riopelle says. “Although we’ve completed projects much larger and more complex, this one was special because of the history associated with the Printers Union Home and the importance of the facility to the community.”

Interstate Roofing embraced the challenge of tying the old historic structure in with the new technology of the polymer slate products. “The results are amazing. This historic structure has a new life thanks to this roof,” Riopelle observes. “And since the roofing tiles are impact- and fire-resistant, there’s greater peace-of-mind for the staff and residents at the Union Printers Home.”

Our Company Culture: Safety Is Priceless All Year Long

Safety is Tualatin, Ore.-based Columbia Roofing & Sheet Metal’s No. 1 core value and a year-round commitment that streams through our entire operation. Just one very small diversion from the rules can cost someone his or her home, business or life. I sleep easy knowing everyone is home safely at the end of the workday.

There are key processes we follow at Columbia Roofing & Sheet Metal to ensure job safety:

Every two weeks our employees train with a paid outside safety training consultant, Integrity Safety of Vancouver, Wash. OSHA comes to our facility and our job sites if we have any questions. We keep up on the safety regulations and strive for perfection through staff member Pete Perrin and our safety consultant. In addition to all the safety rules that state and federal OSHA requires, we go beyond in many areas that just make sense, such as tagging all safety equipment, including ladders,
fall-protection equipment, first-aid kits and fire extinguishers, each quarter. Our employees, in the field and in the office, are held to a very high level of responsibility.

Each quarter we have a mandatory “stand down”, much like a military operation. This is when everyone stops all activities and inspects all job-site gear. We examine electrical tools, cords and equipment for proper function and wear and tear. Gear is tagged according to the color of the season as required by OSHA. Additionally, all ladders are inspected and tagged for acceptance. We exchange all our personal fall-protection equipment with each other and have it inspected in accordance with OSHA requirements. It is then tagged with the proper-color tape and worn; damaged equipment is replaced.

In addition, Columbia Roofing & Sheet Metal holds a mandatory “Save A Back” training every two years. Everyone, including me, attends a half-day of training on a Saturday. Save A Back is a program that began in New Zealand more than 30 years ago. It explains how to properly lift and focuses on workplace movement design, not just lifting with your legs. This makes it very different from many techniques taught in the U.S. Our employees in the field also conduct a “Stretch and Flex” activity every morning, led by the foreman, to help prevent injuries. Our foremen have been trained via Save A Back, and all the activities we engage in with our employees are moves taught by Save A Back.

All these efforts not only have helped us at work, but also benefit us in our daily lives.

In fact, our employees are encouraged to take safe practices home with them. We encourage personal-protective equipment and processes even when off the clock doing household chores. It is easy to skip following work-safety practices when off the clock, but we explain that everything we teach is for our employees and their friends to take home; it is the Columbia way!

I believe these rigorous safety standards have helped our company achieve a great insurance program and better customers who require low insurance modification rates (mod rates) on workers’ compensation. It also shows our customers we are serious about their safety, as well as ours. We have had two OSHA fines in 18 years in the roofing business. I believe this shows we are “walking the talk”!

We have found being safety conscious is also profitable. You are never “money ahead” making sacrifices related to safety. We spend less time processing claims, talking with lawyers and families, doing light-duty work, dealing with OSHA and losing customers over safety issues. The value of sending home employees and customers to their families in a healthy way—every day—is priceless.
