Maintenance Free and Complementing the Nearby Structures and Surrounding Natural Beauty

When the asphalt roof of the Lakeview Condominium Community complex in the charming enclave of Enfield, New Hampshire, began to fail from age and the cumulative effects of Northeast weather, the Lakeview Condo Association went into action. A thorough process evaluated all of the available options for its new roof. The Condo Association’s objective was to identify a replacement system that was long-lasting, maintenance free, and would complement the Lakeview structures and surrounding natural beauty.

The expansive Lakeview Condominium Community consists of an on-property beach and dock, swimming pool, tennis courts, and 16 buildings that house 128 family units. Condo owners desired a roof that would protect their property, deliver great value, and withstand the famous Northeast changing of seasons that is both beautiful and simultaneously tough on a roof.

A Metal Decision

After considering all options, including replacement of the existing roof with more asphalt shingles, the Lakeview Condo Association recommended a metal roof. The durability of metal was a major consideration. Other important factors in the decision-making process were the long-lasting vibrance of the roof’s color and the limited maintenance that would be required over the lifespan of the new roof. 

Careful consideration was given to the specific type of metal that would be installed. Aluminum was chosen for its durability and reduced weight compared to steel. Metal roofing also offered durability, energy efficiency, fire resistance, and the ability to maintain its original beauty longer than other roofing materials. 

Execution of the project was multifaceted. To start, Lakeview Condo Association hired Simpson Development of Norwich, Vermont to manage the project. For the roof installation, Iron Horse Standing Seam Roofing, based in Tunbridge, Vermont, was brought in. With 25 years of experience installing standing-seam metal roofing for residential and light commercial customers in Burlington, Vermont, and the surrounding areas in the Northeast, Iron Horse was well versed in the installation of metal roofing for large projects like the Lakeview property. 

The extensive Lakeview project was completed over a 14-month period. Three Iron Horse crews totaling up to 25 workers at times were assigned to the job. Some of the installation took place during winter months, necessitating continuous de-icing and snow removal on the roof area. Reroofing began on the older structures in the community, ending the newest buildings. 

Additional Surface Protection

To maximize the benefits of metal, the roofing material required additional surface protection. To provide this protective layer, premier metal coatings with KYNAR 500 from Arkema Inc. in Charcoal were chosen, complementing the aesthetics of the structures and the picturesque New Hampshire landscape. 

Resin-based KYNAR 500 coatings are a fluoropolymer and a popular choice in environments that experience severe weather. KYNAR coatings deliver excellent durability and with a naturally slick finish, also assist in reducing snow load. The mold and stain resistance of the KYNAR coating help maintain the metal roof’s original look, even after years of sun, rain, and snow. 

The reflective properties of KYNAR 500 resin redirect the sun’s rays away from the structure. This attribute not only reflects heat away from the building, it increases the life expectancy of the roof by reducing the expansion and contraction of the metal which can decrease structural integrity. 

The KYNAR coating was applied by Englert Inc. of Perth Amboy, New Jersey. In all, Englert coated 80,000 square feet of aluminum, oven-fusing the coating to the prepared metal substrate. Coated material was shipped to the Iron Horse warehouse in Vermont where it awaited final on-site fabrication and installation.

Because the asphalt roofing on the Lakeview buildings was still structurally sound, Iron Horse recommended leaving the existing asphalt shingles in place, serving as a built-in vapor barrier. The metal panels were installed directly on top. By leaving the existing asphalt in place, the Lakeview Condo Association did not have to incur the expense of removing and disposing of the old roof. 

Iron Horse transported the 2,000-square-foot aluminum coils to the Lakeview site for installation. Once there, the Iron Horse crew completed the fabrication process using two standing-seam panel roof machines, installing completed, single panels from ridge to eve.
