Replacing the roof on an occupied building with multiple tenants means not only meeting the needs of the building owner but several other businesses as well. When the roof is high above a busy metro area, the job can be even more demanding, but when the failing roof on a CBRE Group high-rise in Cambridge, Massachusetts, needed to be replaced, Commonwealth Building Systems<\/a> was up to the challenge. <\/p>\n\n\n\n

Located near the Longfellow bridge across the Charles River from downtown Boston, the building houses a variety of business and retail tenants. RMX Northeast Inc.<\/a>, the consultant on the project, specified the use of a PVC roofing system from Duro-Last<\/a> to replace the existing stone-ballasted system and invited local contractors to bid on the project. Commonwealth Building Systems of Rockland, Massachusetts was awarded the job. <\/p>\n\n\n\n

Commonwealth is a commercial\nroofing and sheet metal contractor that focuses on the Boston and Cambridge\narea. Daniel Hulverson, principal at Commonwealth Building Systems, knew the\nlogistics on the project would be a challenge. Due to construction taking place\non the Longfellow Bridge at the time of the project, traffic in the area was\ndiverted around the building, and use of a crane was limited to Saturdays. The\nCommonwealth team commissioned the use of a 300-ton crane on two consecutive\nweekends to remove the stone ballast, pavers, and existing EPDM membrane from\nthe 180-foot-tall, multi-level roof. <\/p>\n\n\n\n

\u201cThe ballast\nremoval was probably the hardest part of the project,\u201d Hulverson recalls. \u201cWe\ncouldn\u2019t do any work doing the week because of the tenants for one, because of\nthe noise, and the Longfellow Bridge was under construction at the time. It was\nactually closed, so traffic was pretty much a nightmare.\u201d<\/p>\n\n\n\n

R.K. Hydrovac was\ncalled in to remove the stone ballast. The crane was used to hoist the vacuum hoses\nto the roof. \u201cIt was quite an undertaking on their end,\u201d Hulverson says. \u201cWe\ngot the stone ballast off and got all of the stock up there on two consecutive\nweekends. Actually, after the first weekend we were able to get started\nroofing. We stockpiled all of the trash and got most of the trash off on the\nsecond weekend. We had a couple more crane days to get trash out at the end, so\nwe had maybe four of five crane setups in all.\u201d <\/p>\n\n\n\n

A Custom Solution<\/strong><\/h4>\n\n\n\n

The new roofing\nsystem was designed to stand up to the area\u2019s high winds. Leaving the existing\ninsulation in place, the Commonwealth crew covered each roof area with 2\nadditional inches of Duro-Guard ISO II insulation, which was mechanically\nattached. The upper roof was above a steel deck, and the lower roof covered a\nconcrete deck, so different fasters were used, but the fastening patterns were identical.<\/p>\n\n\n\n

After the\ninsulation was in place, the Duro-Last PVC membrane was attached using the\nDuro-Bond induction welding system. The membrane is delivered custom fabricated\nto fit the site. \u201cDuro-Last comes out and pre-measures the job with our\nassistance, and then the sheets are made,\u201d Hulverson says. \u201cThey give you a map\nand tell you where the sheets go. They measure around all of the penetrations,\nand everything is pre-cut. It\u2019s pretty cool how it comes out. The rolls are\nlisted A, B, C, D, and so on, and you just kick out the rolls and weld them in\nplace. The sheets are pre-welded at any laps, so it reduces the amount of\nwelding you are doing on the job and saves time.\u201d<\/p>\n\n\n\n

The Duro-Bond\nsystem uses specially coated plates that are screwed down to the deck before\nthe membrane is put in place. The membrane is adhered to the plates using an\ninduction welder. <\/p>\n\n\n\n

Work began on the\nupper level and moved down to the lower level. \u201cWe went from side to side,\nworking our way toward where the crane setup was going to be,\u201d Hulverson\nexplains <\/p>\n\n\n\n

The upper roof was\nconstructed over a mechanical room, so crews could work any time without fear\nof disrupting the tenants. Work hours were restricted on the lower level\nbecause it covered occupied business space. \u201cWe had to switch to very early\nhours in the morning because of the noise,\u201d Hulverson notes. \u201cWe were starting\nat three in the morning so we didn\u2019t disrupt the tenants.\u201d<\/p>\n\n\n\n

Staging areas were\nmoved as the project progressed to limit the possibility of damage to the\ncompleted sections of the roof. On the last day, the roof membrane was\nprotected by tarps and plywood as the final loads of debris were removed.<\/p>\n\n\n\n

The safety\nconcerns were straightforward. \u201cThere was a parapet wall that was above 42\ninches high around the whole perimeter of the building, so safety-wise, this\njob was fairly easy for us,\u201d Hulverson says.<\/p>\n\n\n\n

Custom-fabricated\ncurbs and stacks were utilized to help reduce rooftop labor. \u201cAll of Duro-Last\u2019s\ncurbs and pipe seals come pre-made, and they are all listed on that diagram,\u201d\nHulverson says. \u201cYou just unfold them and weld them. The corners are already\npre-done. It\u2019s a very nice system.\u201d <\/p>\n\n\n\n

Commonwealth\u2019s sheet metal division installed all of the edge metal, which was custom fabricated by EXCEPTIONAL Metals.<\/a> \u201cAgain, Duro-Last measures everything along with our superintendent, and it\u2019s all sent out prefabrication,\u201d Hulverson says. \u201cThe pre-assembled wall cap was installed on top of the walls.\u201d<\/p>\n\n\n\n

During the last\nphase of the project, Walkway pads were welded down in high-traffic areas. <\/p>\n\n\n\n

Luckily, weather\nwasn\u2019t a key factor. \u201cThere were some challenging windy days, as there always\nare in Boston, but nothing I can really remember that slowed us down to the\npoint we couldn\u2019t work,\u201d says Hulverson. \u201cThe weekend crane setups and the size\nof the crane were unusual, but other than that it was a pretty smooth job. And\nthe views are beautiful \u2014 you\u2019re looking across the Charles River into Boston,\nso it was pretty nice.\u201d <\/p>\n\n\n\n

Commonwealth\u2019s\ndedication attention to detail on this project earned the company Duro-Last\u2019s 2018\nEdge-to-Edge & Deck-to-Sky Award, which was presented in 2019. \u201cDuro-Last\nwas impressed by the neatness of the job, especially the wall flashing,\u201d\nHulverson says. \u201cThey were impressed with our workmanship. If there were any\nchallenges or changes, we just met them head on and moved forward, like we\ntypically do. The customer is always first.\u201d <\/p>\n\n\n\n

Hulverson believes the key to ensuring quality workmanship is dedicated employees, from top to bottom. \u201cOur foremen are well trained, as are our superintendents, and I actually look over the jobs in the field as one of four owners,\u201d he says. \u201cWe make sure the quality and craftsmanship are done the right way.\u201d<\/p>\n\n\n\n
