Multifamily Housing Development in Oregon Requires Multi-Phase Approach

The Farmstead and Evergreen Village at Delta Ridge are residential developments in Eugene, Oregon, designed as quaint and comfortable communities for both families and individuals. This picturesque property is a beautiful intermingling of modern living spaces, tastefully-designed amenities, and the natural surroundings of the Willamette Valley.

The expansive grounds of these communities, consisting of a total of four development phases, cover 78 total acres. Each community features apartment buildings, townhomes, cottages, a swimming pool, hiking trails, and fitness and community center. Evergreen Housing Development Group’s newest community, The Farmstead, includes 92 cottage buildings, 22 apartment buildings, 22 garages and storage facilities, and several community structures, offering more than 600 living units in all, once finished. Construction at Delta Ridge has been underway for five years, with the final phase of the Farmstead scheduled for completion by December 2025.

Platinum Exteriors, based in Jefferson, Oregon, was hired for the multi-year, multi-phase roofing effort. Platinum handles residential and commercial projects in Oregon and Washington states, providing expert installation of roofing, as well as siding, windows, doors, and decks. The majority of the company’s projects are set in the Western Oregon region from Salem to Eugene, where Evergreen is located.

High-quality Premier architectural shingles from PABCO Roofing Products were specified for the entire project. The color of the majority of the installed product was Antique Black, with Oakwood-colored shingles used on some of the structures.

Maintaining the Schedule

Installation of roofs and shingles at the Evergreen Housing Development kicked off in 2019. When the COVID-19 pandemic gripped the nation and impacted supply chains across all industries, PABCO Roofing Products was able to meet all of its delivery dates and quantities for Evergreen. In total, 6,175 squares of PABCO shingles have been delivered to the site, with an additional 600 squares scheduled for delivery through 2024.

Jeff Boll, an estimator and project manager at Platinum Exteriors, is overseeing the final phase of the project. He’s intimately familiar with the Evergreen property, having grown up in the area. He played on the golf course that previously occupied the Evergreen property.

“PABCO Roofing did an incredible job making sure that they manufactured and delivered the product we needed, when we needed it, even when COVID-related supply-chain snafus were ravaging the production schedules of other shingle manufacturers,” Boll says. “The developer was truly impressed that we were able to maintain access to this high-quality roofing product and never negatively impact building schedules.”

Platinum Exteriors has had a crew of up to 10 workers on site for most of the past five years. Roof installation on new buildings had to be conducted with consideration for residents living in other parts of the development. During work on recent phases, the Platinum team took extra care to conceal work products and stringently adhere to days and time periods when construction was permitted on the property.

In addition to shingles from PABCO Roofing Products, Platinum Exteriors installed Gator-Skin synthetic underlayment in the field, and TRI-BUILT Ice & Water underlayment in the eaves and valleys to withstand the area’s substantial precipitation.

Expert Craftsmanship

For the second phase of the project, the property developer upgraded to Premier shingles with Algae Defender from PABCO Roofing Products. This shingle technology prevents the development of unsightly black streaks caused by algae. Algae Defender uses a precise, even distribution of copper granules on each shingle, which can also mitigate moss and lichen growth, important considerations in the rainy Pacific Northwest.

The jewel of the property is a community building called the “The Rotunda” with its 27-foot-high conical roof. This stunning structure serves as the entryway to the Evergreen Housing Development leasing offices, as well as the community kitchen and workout facilities. Installation of the shingles was arduous, requiring extra time and care as the work had to be done on a steep 12-on-12 pitch.

“We’re putting rectangular shingles on a cone-shaped roof, so making sure each and every shingle was perfectly placed was critical,” explains Boll. “It took a lot of extra time to complete this roof, but the result was absolutely worth it.”
